Can you hold a place before I apply?
All applicants will need to submit their application for approval. Once approved the applicant may provide a security deposit to hold the desired property.

What are the qualifications to be a tenant?
No previous evictions, income of 2.7 times the rental amount after taxes, no felonies, misdemeanors may be allowed on case by case basis but nothing that shows history of theft or violence, and no bankruptcies in the last 4 years. Applicants must have at least 2 months of the rent amount as savings in their bank account to qualify. We look for a minimum credit score of 575.

What is the application fee?
The application fee is $75 per applicant, and if you are approved the administration fee is $275.

Do I pay first month’s rent and last month’s rent with my security deposit?
You pay the prorated first month’s rent depending on the day you move in. The security deposit is due before moving into the property. Your Security deposit will be returned when you have given a us a 30 day written notice, you have no outstanding balances or damages to the rented property, and your full lease has expired.

Is the deposit refundable?
Yes absolutely. If you leave the property free and clear of damage or trash, provide us a 30 days notice, complete your full lease term, and have no outstanding balance, we will refund your security deposit.

How old do you have to be to apply?
You must be 18 or older.

Do all adult members of your household need to apply?
Yes, all adult applicants (18 and older) will need to complete separate applications and pay a separate application fee.

Who needs a cosigner?
Applicants applying for the first time, have a short rental history or low income.

How do I pay rent?
You can pay online, by e-check, credit or debit card, or mail/ drop off a money order at our office drop box.

I want to move out, but my roommate wants to stay. What do I do?
You can move out, and your roommate will become fully responsible for paying the rent or replace yourself with a new roommate.

My lease expiration is coming and I want to move out. What do I do?
Let us know that you will be vacating the property. We will show the property in the last 30 days of your lease. We will schedule a move out inspection with you on your last day where you will return the keys.

Who is responsible for paying for repairs & maintenance requests?
The owners of the properties are responsible for any repairs that are caused from regular wear and tear or natural causes. Any damage that is done by tenant’s negligence or direct cause will be billed to the tenant.

For my prior rental history, does it still count as an eviction if I was only filed on?
Yes, if a landlord files an eviction on a tenant, it is considered an eviction no matter what the outcome is.

Do you accept Section 8 tenants?
It will depend on the owner, county, property condition, and age to determine if the owner may be willing to accept Section 8 tenants.
However, the applicant must have separate income and understand that if Section 8 requires repairs over the owners budget then the owner will not proceed with the application.
The property will also not be taken off the market for rent until after the property is approved by Section 8. Therefore, we will also not accept a deposit until the property passes inspection.

If I have a criminal background does that disqualify me from renting your property?
Not necessarily. E & E's policy is that any felony conviction in the last 10 years for these reasons will be denied due to the potential harm to our staff and to the neighborhood:
Illegal manufacture or distribution of a controlled substance
Assualt
Sexual assault / rape
Burglary
Possession of a firearm without a license
Writing fraudulent checks (We are looking for responsible tenants who will pay their rent on time and legally, and we look to build trust with our tenants.)
For Misdemeanors:
We offer drug free housing and do our best to make sure our tenants increase the value of the neighborhoods and do not bring any dangerous elements into it.
If you have a misdemeanor charge for drugs, you will need to show proof that you have not engaged in illegal substances for at least 2 years. You can do so by providing 2 references, confirming with your current landlord, and speaking to your parole officer if you have one.
